Construction Standards

Foundation

·        Home warranty by third party:  Bonded Builder’s Warranty: 1 year workmanship, 2 years mechanicals, 10 years structural protection

·        Each lot is soil tested by a professional engineering laboratory to determine soil type.

·        A state licensed professional engineer designs all foundations based on soil test.

Flatwork

·        Minimum 4” thick with #3 Rebar criss crossed at 18” on center. No wire mesh.

·        2500-PSI concrete

·        Choice of finish and design (“Smooth”, “Broom”, “Picture Frame”)

Frame

·        All spacing is 16” on center, including studs, ceiling joists, and rafters, and all are #2 grade southern pine.

·        Spans and bracing follow the international building code.

·        1 1/8” tongue and groove floor decking on all 2 stories.

·        Hardi-Plank siding, Fascia, and soffit per plan.

·        7/16” OSB House Wrap

·        Radiant Barrier “Tech Sheild” sheathing for roof decking.

·        Tyvek or comparable home wrap.

·        All bottom plate on foundation is sealed with sill foam.

·        All penetrations are polysealed for energy efficiency.
